Linc Cymru and its subsidiary Tarbed have been working with Langstone Construction Group on our City Road development in Cardiff throughout 2024.
The project comprises a 39 apartment 7 storey cross laminated timber (CLT) block and a 9 apartment 4 storey block in traditional construction, both on a confined city centre site. The 7-storey block also has two commercial units at ground floor level and the project had to be re-tendered twice as the first contractor pulled out and the second became insolvent having commenced piling work.
Right from the start Langstone have demonstrated a highly cooperative and constructive ‘can-do’ approach to the challenges of this project. They worked extremely hard to coordinate the complex design amongst the series of consultants involved and thereby assist with its buildability. Significant effort was also put into sub-contractor procurement to achieve best value for the project. Fire safety compliance has been a particular focus and Langstone led the way in finding solutions to ensure compliance is not only being achieved but exceeded. An issue with internal sound insulation was flagged early enabling cost effective mitigation to be incorporated into the design and construction.
The project has generated widespread interest locally and Langstone have readily facilitated multiple site visits whilst maintaining a stringent and effective site safety regime. The site has been well organised and well managed throughout with directly employed labour adding to a sense of ownership and pride in project delivery. Prior to Langstone’s involvement, relationships with some of our near neighbours were a little fragile. Their site team have however built constructive cooperative relationships through a consistent application of consideration and trust worthiness which has paid dividends in the construction process. Langstone’s social value team has developed a productive partnership with Linc’s social value colleagues. Langstone have embraced the innovative aspects of the scheme by finding effective solutions to issues that have not been encountered previously. This is particularly relevant to fire safety considerations in a 7-storey apartment block constructed from CLT.
